If you need to get a slightly higher credit rating before buying a house you can do a few things to improve your rating. I would concentrate on getting the balances on your credit cards paid down so that you are only using about 20 percent of the credit card limit. Put all your credit card payments and student loans on an auto pay system so that you never pay late. You can also hire a credit repair company to ping your old credit issues on the 3 credit bureau reports until they remove them. They will ping them all however if you have some credit issues on those reports that can be removed by you making a couple of phone calls to clear up a misunderstanding then by all means do that as well. For instance, I once moved and had a Bank Of America checking account that only had $25 left in it. A monthly charge hit the account each month during the year until it went into negative. I then started racking up overdraft charges. I didn’t forward my address and had forgotten about the account until I went to go put some money into it from my Southside account. They had charged off the account and it no longer existed. I told them my situation and they opened a new account and I paid off the negative balance. Years later this ding still appeared on my credit report. I called the bank manager and got a letter explaining that it was their fault and got the ding removed off the report. Removing these types of things will really help your credit score as well. The funny thing is I have had a Regions bank account with $1 in it for 7 years and never had to deal with the fiasco at Bank Of America. Had I had forwarded my address properly the Bank of America issue would have never happened because I would have been notofied but the accumulated penalties on such a small account seems a bit fraudulent from such a big bank with one of the most robust back office bank systems in the world. You would think they would have just left it at $1 until I came back to them.

By doing a few of these more advanced techniques you can have millionaire buying power although you don’t want to borrow more then you can pay back. This will increase your buying power and credit rating.

Pyramid Loan Strategy

Go to the bank you usually use and ask for a $500 - $1,000 30-day signature loan. They will want to know why you need the money. You will need a short term reason for needing the money. You will not need to lie, most people have many short term reasons why they could use a short term loan. Think of one of the many binds and fixes you find yourself in during a given month and use that. Be ready to explain how you plan on paying back the money in the 30 day time period.

Now take this money and put it somewhere where you won’t get to it. You might consider putting it in a savings account in another bank. Are you lying? No you got the loan for a bind but you ended up not getting into a bind that month so you are good. Just because you borrow some money with a particular purpose in mind doesn’t mean you can’t change your mind later. 28 days later you want to go back to the bank who loaned you the money and pay them back. You will have established yourself as someone who can borrow and pay back without issue and as promised.


Wait a few weeks and then go back to the same bank. This time ask for $2,000 30-day loan. Do the very same thing by paying it all back in the scheduled amount of time of 30 days or less. As time goes by ask to borrow larger and larger amounts of money with longer times to repay. After 1 year you will have established such a credit rating that the bank will lend you just about as much as you want.

Say it is year two into this borrowing strategy. Say you just finished borrowing $7,000 for a few months. Take that to another bank and open a passbook savings account with it. A few weeks later, return to the second bank and ask them for a $6,000 loan with your passbook as security. They will likely not refuse this because they have $7,000 of your money as a guarantee for $6,000 of their money. Now take that $6,000 to a third bank and open another passbook savings account. A few weeks later ask the bank for a $3,000 loan with the passbook as security. Take that $3,000 to a fourth bank and open yet another passbook savings account. This is all legal and fine as there is nothing wrong with having multiple bank accounts.

At this point you will have 3 savings accounts with $16,000 in them. You will also have loans totalling $16,000 but those loans are fully covered by the savings accounts.

After doing all this it is now time to get out of the loans slowly. You will borrow $3,000 from bank 4. Pay $750 to each of the banks to start paying back all the loans. At this point you have good standing and credit references at four banks which you can use in establishing other businesses and business opportunities. Now pay off the balance at each bank but leave $50 in each bank account. By doing this you keep the account open and have good bank references. Keep in mind that the last bank you pay off will be $150 short plus a little interest because of the $50 balance in the other bank accounts.

You now have a millionaire credit rating which you did in a few months and with very little help. This should help you in obtaining a home loan at a good interest rate and for the amount of money you need.

For students out of the country or in the USA TJC represents an affordable Texas college for getting through the basics and then you can go ahead and transfer to a 4 year university and save yourself quite a bit of money. Tyler Junior College has more classses then some 4 year universities and a host of continuing education classes. Check the junior college out when you get a chance as they have a lot to offer. I am an alumni student myself and went on to a 4 year university to receive my bachelors like many others like me.

Are there any true tex-mex fans out there in Tyler that understand that Taco Bell and those Chinese slash Mexican buffets are not real Mexican food? On The Border is pretty good and I love eating there but after the other night when I went to Villa Montez, where Mansion On The Hill used to be I had to change my tune. Villa Montez is in a very classy place if you are not familiar with the location at 3324 Old Henderson Hwy which is on the way to the Oil Palace, for those who need a landmark. It is way before the Oil Palace but that should help to place it for you. The restaurant only opened a few months ago but when I went to eat there I had to wait for a car to leave because the parking lot was completely full. This immediately made me think that there might be something good inside that building.

We get inside in they say there will be a 25 minute wait so we head into the bar and sit in these very comfortable trendy chairs. The bar area is very comfortable and homey and was packed. Sitting in the bar area makes the wait much more bareable. We made are way to the table after a short wait and I ordered the Carne Asada. My wife ordered the Prime Rib and my parents ordered the cheese and chicken enchiladas. This Mexican food is a milder version of what we know as spicy Tex-Mex but it was fantastic and by far the best enchiladas in town. The beef is Prime USDA and for those who are not aware this restaraunt is the only one in town we know of that serves this quality of beef. They spice the beef up with some Argentinian spice and according to my Argentinian friends this country has it going on in the beef department. The steak and prime rib was exceptional and for the price and deliciousness I would pick this place over On The Border any day.

Look At All The Houses For Sale In Tyler

Just like you have heard throughout the rest of the country you notice all the For Sale signs are in Tyler as well. Houses are popping up everywhere “For Sale” and they seem to stay for sale longer then they should. Nobody seems to be buying. When you get a chance you should drive around and notice just how many houses are out there for sale. I decided to see what was available in the County Court House Annez building which is that brown building on the corner. If you go into the basement they have the County Clerk office located there. You will find real estate that has gone up for auction because of foreclosures on government and bank loans. You can’t get the properties for $200 like you see on TV but you can snag a good deal. You need to line up your financing with a lender ahead of time so you can go in and make a bid and come back the same day with a cashiers check. The auction usually takes place the 1st Tuesday of each month on the county court house steps at 10 a.m. I will be going this Tuesday November 6 2007 to see what the auction is like and make note of the prices these properties go for. I will come back and post the information here so all those who may have wondered just what type of deals are available will finally know and you can hold off on buying that question mark guys book on TV.

Play Hard Ball With The Seller

There is no reason to lose $10,000 - $20,000 so you appear nice to the seller. That is a lot of money and don’t let a real estate agent or seller talk you out of it if the house is worth less. I talked with a Real Estate agent who said that there are a lot of good deals out there if you play hardball and aren’t in love with any one house. Find a few good houses you would be interested in and play a little hard ball. Put some low bids out there that are enough to insult the person and then wait and see what happens. They may reject the bid but you can come back 1 week or 1 month later and try again. The home owner can only hold on to an extra mortgage so long before your offer starts to look a lot more attractive. Give it a try and be sure to check out the basement at the county clerk’s office at the downtown square. Also, take a look through the MLS listings for Tyler Texas. You can come for a guided tour that will take you through Tyler’s political and cultural history from post-Civil War. This is the birthplace of historical Washington D.C. news correspondent, Sarah McClendon. This home is also available for weddings and parties. A tour is only available by appointment. Be sure to call atleast 24 hours in advance.

The zoo also has seasonal presentations including: a bird show, alligator feedings, giraffe feedings, and elephant demonstrations.

Tyler Texas boasts of some of the best hospitals and doctors in the state. Why is this? The reason has a lot to do with the lifestyle here. There is quite a lot of golf, fishing, boating and restaurants in the city with a pretty lively social scene.

Tyler has some money and opportunities for the entrepreneur. We have a large natural gas production capability with most of the wells producing not oil but natural gas. This natural gas is what primarily generates the electricity in the power generating plants in the state. When you take into consideration the vast amount of health care and energy jobs in East Texas you soon realize we have a lot of money to spread around to entertain the population. This creates a large variety of fun and exciting entertainment choices for those looking for something to do in East Texas. Splash Mountain is an example of the most recent entertainment venue which is just as good as Wet n’ Wild in my opinion and closer to home. Andy’s Custard just opened up last year and is always a hot spot to go to after a day out at the lake or when finished swimming. Ribmasters in Whitehouse is the new Country Tavern and is a little closer then driving all the way out to Kilgore to eat at the now less then original Country Tavern. Tyler is a good town and many people love it here. There is always more opportunity and fun to be had but you just have to know where to go. 

A new restaurant in Tyler that is going on 2 years of business now is Sonoma Grill. Once you have become tired of Outback steakhouse you should give this place a try. They have some of the best dishes around in both their steak selections and their pasta dishes. You also can’t go wrong with their salmon which is healthy and very tasty.

If you want a little variety besides just eating out every night I would recommend going to Fire Mountain and trying out their go cart course. You will have a blast if you haven’t tried this before and it is affordable for the amount of fun you will have. If you have some small kids that need a good place to go for a birthday party then rent out Jumpin’Jacks. They have been in business only a few months now but have several different air up jumping things that kids will have a blast on as they go from jumping thing to jumping thing trying them all out. The warehouse is air conditioned and the kids will probably use up all their energy once your ready to go home where they will happily fall right to sleep.

If you have recently fallen into a lot of cash or have it already and are wanting the Tyler Lifestyle with all its perks then you should to check out Stonegate residential district. This new subdivision has some of the biggest and well crafted new houses on the market with an amazing private park with lake. The great thing about this subdivision is its nearness to

South Tyler and restaurant row. Everything is moving out to South Tyler and you will discover that living here will keep you close to everything. What is better then living close to your job and fun? The convenience of closeness just doesn’t have very many competitors. The only downside is you will be kind of far from Don Juan’s and who doesn’t like Don Juan’s and their delicious taco’s. By the way when ordering Taco’s at Don Juan’s it is recommended to get the works, very delicous. Also be sure and order their cantaloupe juice, you won’t regret it. I hope this gives a start to what to check out while moving into the town or just visiting.

My Time At UT Tyler

I went to UT Tyler about 8 years ago and the size difference is like night and day. I cannot believe how much bigger the University has become. The Gym is amazing and the departments just keep expanding. The sports programs were non-existent when I went there as it was just a 2 year University. They also have a very large theatre facility that looks like something from a large University like UT Austin. Very prestigious speakers and plays come through the facility and all in all UT has really added a lot to Tyler. Now it is a 4 year University and ever since it has become a 4 year the pace of student population growth is beyond most of Tyler Residents expectations. UT is at the top of the list of Texas Universities in both quality education and winning athletic programs.

UT Tyler - Not A Party School

UT Tyler is not a party school or considered easy. I went there and had a tough time getting through my classes without putting in some effort. The teachers are great and will really teach you what you will need before actually getting out in the workforce. I learned more at UT then at any of the other schools I went to. There is another school in East Texas in Nacogdoches by the name of SFA. This school has the parties and is much easier then UT but if I had to pick I would go with UT as you will actually learn something at UT. I hate to bad mouth SFA and I am sure they have some good programs but their business and engineering program has no match to the University of Texas at Tyler.

Sports Program On The Grow

Also, lookout as UT Tyler will slowly but surely suck in some very talented East Texas athletes into their athletic program as it continues to expand at a rapid pace. This school is fun to watch grow and only a couple years shy of seeing some quality athletic sports teams take shape in football, baseball and basketball.
